Managing real estate investment

More than 30 years' experience – for your investment in the future.

German and international investors rely on Calliston’s real estate expertise. We offer experience, reliability and integrity – values that are critically important in the field of property investment.

Calliston was founded by Trammell Crow in 1974, and took its present form following an MBO in the mid 1980s. We are proud to look back on more than 30 years' business success. We were the first to introduce commercial and business park concepts in Germany, and have developed over 1 million sqm of office and commercial space. Almost all our properties were speculatively developed. We achieved large increases in value through farsighted planning.

Decades of successfull projects

We have developed and managed commercial property with a capital value exceeding 1.5 billion euros. Discover a selection of our national and international real estate projects:

Enhancing your investment returns

Calliston offers investment solutions which are both sensitive to market conditions and consistent with the requirements of the investors. Supported by a broad network of partners and service providers, our in-house expertise provides a one-stop service solution for investors in commercial property.

  • A strategy for high performance

Our extensive knowledge and experience enables us to optimise the performance of our investors' portfolios. We advise our investors, represent them, and undertake comprehensive management of their property and tenants. Our services to investors include:

→ Strategic management: Acquisition and management of single assets and portfolios

→ Structuring and financial management: Co-ordinating a network of specialist advisors and service providers in the fields of taxation, accounting, legal services and finance

→ Systems management: Operating superior information systems and analyses and offering comprehensive and accurate financial controlling and reporting of assets and portfolios

→ Portfolio and asset management: Repositioning of assets and portfolios to ensure optimal results

  • See opportunities, seize opportunities

Since 1974 we have helped investors acquire and develop office, service and logistics properties, all the way from the search for suitable land, through construction of buildings, to the conclusion of lease agreements. We apply the experience gained from more than 70 projects to recognise new investment opportunities and to translate them into success. Our services to investors include:

    → Comprehensive due diligence

    → Analysis of the market

→ Development of a project concept and strategy

→ Coordination and management of all aspects of the project: environmental, planning, construction, legal, tax, leasing etc.

→ Profitability calculations, project budgets, financial controlling

→ Subcontracting and supervision of construction work

    → Lease coordination

  • Changing for the best

A property must respond and adapt to the market's changing demands. For this reason, buildings and their leasing structures need regular review, and where necessary modification. We keep a constant eye on the requirements of tenants and their local business environment, enabling us to reposition buildings advantageously. Our services to investors include:

    → Market analysis

→ Monitoring of the business environment

→ Agreeing and implementing a strategy: lease extensions or new tenancies, renovation, refurbishment or conversion

→ Coordination with real estate agents

→ Negotiating lease agreements with prospective tenants

    → Managing the tenant relationship
